A forty-mile stretch of pristine coast meanders southward from Fort Myers to Estero, Bonita Springs, Naples and on to Marco Island. The main transport arteries here run north-south between Fort Myers and Naples/Marco and these are Interstate 75 and Highway 41 (a.k.a. The Tamiami Trail). Along the coastal section west of ‘41’,
many of the residences are either waterfront or near the beach. Since these neighborhoods are older than the golf course communities, they tend to be concentrated in a strip along the Gulf Coast between southern Naples and Bonita Springs. Historically, properties situated on the west side of 41 have always been more sought-after than those on the east side of 41. Further inland are the newer communities, stretching west to I-75 and even beyond.
Another important aspect of the luxury home market is the country club community. For many years, the Greater Naples area has had the distinction of having more golf holes per capita than any other area in the U.S. There are around 60 golf course communities in the Naples/Bonita area, including numerous first-class country club facilities, many being no more than a ten-minute drive from the beach. With an average year-round temperature of 75 degrees, it’s always warm in winter.
