How are you different from other real estate licensees?
As a husband-and-wife team, we offer the Power of Two. Two dedicated professionals working for YOU. Also, we provide a specialized service offered by
few others. Many real estate licensees sell everything and anything, spending valuable time listing numerous homes for sale and servicing their many sellers. However, we only list a small number of select homes and only in our own geographic area. What does this mean to you? We have time to concentrate our energetic and aggressive sales marketing approach on YOUR home listing. In addition, we work personally with buyers, exclusively presenting luxury homes in Southwest Florida to an affluent and discerning clientele. As a buyer?s agent working solely on your behalf, we have no conflict of interest between you - the buyer - and the seller.
We take the time to get to know you and your interests, understand your needs and lifestyle, answer your questions and address your concerns so that you become completely satisfied and confident. Our undivided attention is devoted to you and your search for a dream Southwest Florida home and we ensure we show you everything suitable. Before you arrive, we prepare a shortlist of suitable properties for you to consider. On the appointed day, we collect you and take you to breakfast to discuss our plan of action and answer your questions. We then drive you to see the different properties in our luxury SUV vehicle (we have bottles of cold water on board), taking you to lunch and then finishing in the late afternoon. We do this every day, until you find the property of your dreams! We can even fly you over the area for an overview of the various luxury communities. Throughout your visit to the Sunset Coast, we devote ourselves to you and your property search, attending to every question, concern and detail during your stay. In our care, you will receive The Red Carpet Treatment while we host you during your privileged visit to experience first-hand the Superior Lifestyles of our special corner of Florida.
We do not charge you any fees. Instead, we are reimbursed with a share of the sales commission from the home that you eventually purchase, or from the developer if you are buying new construction. If you do not purchase a property, we receive no fee and that is fine by us because we only want you to buy when you feel comfortable to do so. Rest assured that once you experience the Superior Lifestyle of the Sunset Coast, the magnificent master-planned luxury communities and the excitement of this fast-growing area, you will certainly want to buy here!
Do you have access to all available properties?
Yes. We have access to all properties in Southwest Florida, some before they even come on the market (resales) or before ground is even broken (new construction). We keep up with all new developments and resales, constantly updating our files, touring model homes, condos and open houses and checking area-wide property listings on the MLS (Multiple Listing System).
Who will I be working with?
Both of us. From start to finish, you have the Power of Two working for you. We personally attend to your interests and preferences and assist you every step of the way. If you can find a real estate professional who is more devoted to you and your Florida property requirements than us, you should work with that person.... but we would love to know who it could be!
How long should I plan to visit Southwest Florida for?
Before your arrival, we will already have discussed your interests, preferences and requirements with you and so when you visit, we will have prepared a list of all the possible properties and communities that might appeal. Plan on spending three or four full days (two minimum, five maximum) with us in Southwest Florida. If you are available to do this each day, you can expect to spend around three hours in the morning and three hours in the afternoon with us. It is important that you do not fixate on a particular community or home until we have carefully reviewed your needs and desires. Only then can we examine all the options and alternatives and assist you in making the best decision.
What do I do now?
Contact us to let us know of your interest in purchasing a dream home in Southwest Florida for relocation, or for retirement, as a vacation home or for an investment. The best way to correspond is via e-mail but if you do not use a computer, you can telephone or fax us and we can mail you an introductory packet of information which will give you an overview of Southwest Florida, allowing you to provide us with basic information on your interests and requirements and your preferred travel dates.
To proceed further, please telephone, e-mail or send a fax, including your name, mailing address, all contact numbers (phone, fax numbers and e-mail if you have it), your property requirements and the dates of your intended visit. We will then respond and confirm that we have reserved the dates of your visit on our personal
calendars.
What happens once I sign a purchase contract on my dream home?
We continue to work for you, looking after your interests here in Southwest Florida. We check on the progress of your home purchase, keeping you informed and updated. We will be with you through the purchase process, assisting you personally in every regard. By this time, we will have got to know you quite well and you will be part of our growing Florida 'family'. We look forward to a congenial relationship with you for years to come and you can rest assured that any family or friends you refer to us will receive the same degree of dedication and personalized attention from us. Assist you with the negotiation of price and terms.

Introduce you to financing, banking, insurance and tax advisors.

Examine your contractual interest (the contract allowing you to use certain community facilities).

Ensure there are adequate deed restrictions to protect the value of your property purchase, thereby assuring your enjoyment of your new home.

Research your rights as a member of the Homeowners or Condominium Association.

Check for the existence of a Community Development District and any special taxes.

Short-list the various closing expenses and estimated annual expenses.

Introduce you to a select custom-home builder, if required.

Arrange a home inspection.

Introduce you to reputable interior designers and decorators who will translate your dreams into reality.

Introduce you to a Title Company who will conduct the required searches and prepare the correct documentation.
